When you lease to Bundool Ltd, your tenant is a company, not a household. A letting only counts as an assured tenancy when the tenant is an individual living in the home, so your lease is governed by the terms we agree. We are the landlord to the people who live there.

- Tenancy agreements under the Renters’ Rights Act, rent reviews and notices
- Deposits, and protecting them in a government scheme
- Repairs, safety checks and inspections, as agreed in the lease
- HMO licensing, where the lease says we hold the licence
- Complaints, and the landlord ombudsman once it opens
- Any possession claim, if one is ever needed
What stays with you
- The lease terms you agree with us, including structural repairs
- Consent from your lender, your insurer and, for leasehold property, the freeholder
- Some exposure if the home is let unlawfully: the Renters’ Rights Act lets rent repayment orders be made against owners above the landlord. That is why we hold licences and keep every check up to date
- At the end of the lease, residents normally become your tenants, and the Renters’ Rights Act rules then apply to you. We plan for this with you from the start

Step 2: Consents
Your mortgage lender, your insurer and, for leasehold property, the freeholder agree first. We help you ask.
Step 3: The lease is signed
A company lease with Bundool Ltd. We strongly recommend your own independent legal advice.
Step 4: We prepare and let it
Safety checks, any licensing, furnishing and repairs, then tenants on fair periodic tenancies.
Step 5: You are paid every month
The same amount, on the same day, for the whole lease.

A straight price
Based on a survey and valuation, and explained in writing. For a tenanted home, the price reflects that it is let.
What we look for
The properties that work best
- Houses with three or more bedrooms and a shared living space suit rooms. Smaller homes are let whole.
- Bedrooms of at least 6.51 m² for one person and 10.22 m² for two, the minimum for a licensed shared house.
- Good transport links, or within about 20 minutes of a town centre.
- Current gas safety certificate, electrical report and working alarms, or you are happy for us to arrange them.
- An energy rating of E or better. C is preferred.
- Consent available from your lender and, for leasehold property, the freeholder.

Questions landlords ask
How much will you pay?
It depends on the area, the rooms, the condition and the length of the lease. You will have a written figure after a viewing, before you commit to anything.
Do the Renters’ Rights Act rules apply to me?
Not to your lease with us. A letting only counts as an assured tenancy when the tenant is an individual living there, so a lease to Bundool Ltd is a company let governed by its own terms. We are the landlord to the residents and follow the Renters’ Rights Act with them. Two exceptions: an owner can still face a rent repayment order if a home is let unlawfully, and when our lease ends, residents normally become your tenants. Please take your own legal advice.
Does my payment depend on the rooms being let?
No. Your payment is set by the lease and continues for its whole length, whether or not rooms are let.
What happens at the end of the lease?
Tenants renting from us lawfully will normally stay and become your tenants, because the law protects them. We agree a plan with you at the start: a long lease, and the option for us to buy or keep managing. Please take your own legal advice on this.
Do I need an HMO licence?
A home let to five or more people from more than one household needs a mandatory licence, and some councils license smaller shared homes too. We check the local rules, and the lease says who holds the licence.
Will you buy a property with tenants in it?
Yes. The price reflects that the property is let. Many landlords find this simpler than ending tenancies under the new rules.
Can I see what is happening in my property?
Yes, if you want to. The landlord app shows repairs, maintenance and safety checks, cleaning of shared areas, inspection reports, and any complaints with how they were resolved. Residents’ personal details stay private. If you would rather not use it, we send a short summary each quarter.
Is this an agency?
No. We lease or buy the property ourselves and are the landlord to the tenants. You deal with one company, not a chain of agents.
