The EasyRent standard
What every home meets before anyone moves in.
Checked before every new tenancy, and kept up while people live there. If a home falls short, it is not let until it is put right.
The checks
Four promises, every home
Safe
- A gas safety check every year, where there is gas
- An electrical installation report at least every five years
- Smoke alarms on every storey, and carbon monoxide alarms where needed
- Fire doors and a protected escape route in shared homes
- An HMO licence wherever the law or the council requires one
Decent
- Bedrooms of at least 6.51 m² for one person and 10.22 m² for two in shared homes
- Clean, working kitchens and bathrooms, with enough of them for the people sharing
- An energy rating of E or better, and C wherever we can reach it
- Furnished rooms with a bed, storage and a desk, where the listing says furnished
Fair
- One advertised price, and no offers above it
- No rent before signing, then at most one month up front
- Deposits of at most five weeks’ rent, protected in a government scheme
- No fees the law does not allow
- Children, benefits and pet requests welcome
Looked after
- Repairs reported online and tracked
- An emergency contact for urgent repairs
- Regular inspections, with notice
- A named contact for every home
